Here are a few things we look at when we perform a water well inspection:

  1. Water Well Record – Obtain a copy of the water well record(s) to identify the location of the well, date of water well drilling, depth and diameter of well, static water level and pumping water level

  2. Location – Ensure it is located a safe distance from any source of contamination - including septic system, manure storages, fuel storage areas, agricultural fields and roads (salt runoff).

  3. Water Well Cap – The cap should be above the ground, secure and watertight.

  4. Water Well Casing – Confirm casing is watertight and no visible cracks or settling of the well casing and the ground should slope away from it.

  5. Drainage – Surface water should drain away from the well and water should not pool.

  6. Water Well Pump – The water well pump and distribution piping should all be in good working order. We can provide recommended pumping rate and recommended pump setting.

  7. Abandoned Water Wells – All abandoned wells on the property must be decommissioned and plugged permanently by a licensed well contractor for safety purposes and to avoid contamination of the underground aquifer.

    When to Get a Water Well Inspection

    A water well should be inspected once a year or before the property changes hands, but there are signs that a water well might be malfunctioning and could need an inspection to ensure water purity.

    • When purchasing a new property. Prior to purchase, it is recommended to get a water well inspection to ensure the safety and the integrity of the existing water systems.

    • When the well was opened (when the cap or well seal’s removed)

    • Odd taste or odor in your water

    • Cloudy water (turbidity) caused by suspended matter

    • Loss of capacity or if the well isn’t producing as much water

    • If pressure drops or surges or the pump cycles on and off often.

    • Positive test results for total coliforms, anaerobic bacteria, or any other potential health concerns. In this case, you’ll need to disinfect the well. A professional water well technician will need to remove ump equipment and evacuate the well to the bottom.
